1031 Exchange Cost: Our Flat Fees and What Else You'll Pay
A standard deferred or simultaneous 1031 exchange with WealthBuilder 1031 costs a flat $1,000. A reverse or improvement exchange costs a flat $6,500. We don't add wire fees or administrative fees.
WealthBuilder 1031 is a nationwide, attorney-owned qualified intermediary founded in 2009. Our fee covers one sale and one purchase. Each additional property closing adds $250. Title, lender and other third-party charges are separate.
You pay nothing up front. Our fee shows up on your closing statement.
Our fees by exchange type
| Exchange type | WealthBuilder 1031 fee | What the fee covers |
|---|---|---|
| Deferred (sell first, buy later) | $1,000 flat | Exchange documents, holding your sale proceeds in a separate account, and every wire to and from the title company |
| Simultaneous (sell and buy the same day) | $1,000 flat | Exchange documents, holding your sale proceeds, and the wire to your purchase closing |
| Reverse (buy before you sell) | $6,500 flat | Forming the titleholder LLC, the state filing fee, the initial registered-agent fee and the exchange documents |
| Improvement (build or improve with exchange funds) | $6,500 flat | Forming the titleholder LLC, the state filing fee, the initial registered-agent fee and the exchange documents |
When you pay
- Deferred exchange: $750 at the sale closing and $250 at the purchase closing.
- Simultaneous exchange: the full $1,000 at closing.
- Reverse or improvement exchange: the full $6,500 at the first closing, when our titleholder company takes title.
- Each additional property: $250 at that property's closing, and only if it closes.
The relinquished property is the one you sell. The replacement property is the one you buy.
Selling or buying more than one property
Our fee covers two property closings: the sale of one relinquished property and the purchase of one replacement property. Each additional property closing adds $250, on either side of the exchange. This applies to standard, reverse and improvement exchanges alike.
For example, a deferred exchange into two replacement properties costs $1,250 in WealthBuilder 1031 fees once both purchases close.
Costs that are not ours
Independent third-party charges are not part of WealthBuilder's fee because WealthBuilder does not control them. These may include title company, escrow, lender, recording, or other transaction-related charges. WealthBuilder does not perform or charge for outside legal work.
How to compare qualified intermediary fees
A qualified intermediary, or QI, is the independent company that holds your sale proceeds during the exchange. Ask every QI you talk to these six questions.
- Does the fee change with the sale price?
- Does the quote include wire and administrative fees?
- What does each additional property cost?
- Will my money sit in its own separate account, under my taxpayer ID?
- How much FDIC coverage applies to my whole balance, not just the bank?
- How many people must approve a wire before money leaves the account?
Price matters. So does knowing who will hold your money and how they protect it. See how we protect your exchange funds.
Questions about our fees
When do I pay?
At closing. Our fee appears on the settlement statement, so nothing is due before your exchange begins.
Are wire fees extra?
No. We don't add wire or administrative fees to our exchange fee.
Does my exchange account earn interest?
No. Exchange funds held through WealthBuilder do not earn interest for the exchanger. That doesn't change what you pay. WealthBuilder's fee is the flat rate above, with no additional wire, administrative, or surprise charges either way.
Is the fee different for a large sale?
No. Our fee depends on the exchange type, not the sale price. It is the same for a $300,000 rental house and a $10 million shopping center. Each additional property closing still adds $250.
